Short-Term Rentals (STRs)

 

In 2022, the HOA learned that 25% of Park County Sheriff’s time and budget goes to calls to short term rentals.  Estimates then, were that 90% of STRs where unregistered and not paying fees to the County.  Law enforcement resources were being allocated disproportionally to the revenue for the county.

 

The reasons for the Sheriff visits included public intoxication, neighbor disputes, altitude sickness, and slipping off the roads in their rental cars to name a few. The most common reported complaints nationwide about STRs include excessive noise, parking congestion, trash issues, and potential conflicts with neighbors due to the transient nature of guests.

 

To help with keeping track of the STRs, Park County recently announced the creation of a searchable map of active short-term rental (STR) property listings identified within county boundaries. It includes the property addresses, listing details, platform links, and owner information.

 

There are currently 1,540 short-term rentals advertised across various platforms. Only 25% are legal, licensed, and in compliance with county ordinance 20-03 issued in 2021. In Burland Ranchettes 8 Districts, the percentage looks to be 28% are legal, licensed, and in compliance (23 unlicensed, 9 licensed). As you can see not much in the way of licensing has changed over the past three years. Proving that compliance is one of the biggest hurdles that Park County faces when getting a handle on these properties and the industry.

If you suspect an STR doing something dangerous or being a public nuisance, please report it to the County.

If you have a complaint about a Short Term Rental, please contact Park County.  You can submit a complaint for STR's to Park County by filling out and submitting this form.  STR issues are best handled by the County.
